May 2013 Real Estate Market Summary for Jackson Township PA

NUMBER OF HOMES SOLD

The Number of Homes Sold in the Jackson Township has taken a NICE RISE - 18 Sold in May of 2013 versus 7 in May of 2012.

The Year To Date (YTD) Number of Homes Sold in Jackson Township is up to 38 YTD versus 22 YTD for 2012. UP AGAIN.

AVERAGE SOLD PRICES

The Average Sold Price of homes sold in May 2013 for Jackson Township was $148k compared to $173k in May of 2012. Not what we are looking for, maybe soon.

The YTD Average Sold price of homes in Jackson Township is $150k compared to $169k for YTD 2012. At least the YTD numbers are better than the monthly numbers.

ACTIVE LISTINGS

The Number of Homes available for sale in May for Jackson Township is 98 compared to 123 for May of 2012. Less competition is a good thing if you are trying to sell your home.

Chestnuthill Township PA Real Estate market report for May of 2013 is here for your review.

We see that the Average Sold Price of homes in Chestnuthill Township was $145k, UP 29% FOR MAY, when compared to $113k for May of 2012. GOOD NEWS! This brings our Year To Date Average Sale Price in Chestnuthill Township to $140k, UP 15% FROM YTD for 2012.

The Number of homes sold in Chestnuthill Township for May of 2013 was 8 which is down from the 11 sold for May of 2012. However, the year to date number of homes sold in Chestnuthill Township went up 10% to 44 homes for 2013 versus 40 for year to date in 2012.

This trend is following the Monroe County averages, which is a good thing. With increased demand comes an increase in prices and we are all anxiously awaiting that to happen.

In looking at the Middle Smithfield Township Real Estate Market we see that the Average Sold Price of homes was $145k, UP7.8% from $134k for May of 2012. This is good news.

The Number of homes sold in Middle Smithfield Township for May of 2013 was 14, UP 27% from the 11 sold for May of 2012. More good news.

We see that the year to date number of homes sold in Middle Smithfield Township WENT UP to 76 homes for 2013 versus 65 for year to date in 2012. More good news.

This Middle Smithfield Township Market Trend is following the Monroe County averages, which is a good thing. With increased demand comes an increase in prices and we are all anxiously awaiting that to happen.

Other important Statistics to consider in the Middle Smithfield Township PA Real Estate Market Report for May 2013 are:

The Average Days on the Market has gone down to 252 versus 294 for April 2012.

The Number of Homes sold in the Poconos during May was 170. 170! This is UP 27% from last year. This sure is wonderful to see. That makes 7 months in a row that we have seen the number of homes sold per month RISE!

Of the 170 homes sold in May, 41 of them were foreclosures, approximately 24%. This is good news also since we like to see the foreclosure sold rate be below 30%. Yahoo!

The Average Sold Price of homes sold in the Poconos for May of 2013 was $152k. This Average Sold Price is UP 3% from the average sold price for homes sold in May of 2012. That was $147k. Again, Yahoo!

Festivals in the Poconos

The first one this summer season is Pocono Raceway Festival June 8th in downtown Stroudsburg.

If you are looking for something fun to do in the Poconos this weekend, check out the Pocono Raceway Festival!

This Festival is presented by The Sherman Theater and will be the 5th Annual Pocono Raceway Festival and will feature car show displays, multiple stages of music, a full Carnival, arts and crafts, plenty of delicious food, games, and much more.

This is a great way to kick off the return of the Nascar Sprint Cup Series to Pocono Raceway with the Party in the Poconos 400 on Sunday, June 9th, 2013. There will be many fun things to do in the Poconos this weekend, thanks to the Race.

Festivities begin at noon and the last Concert of the Festival begins at 8pm. Buying a Home In The Poconos for the First Time? There are certain items you should know or learn about first.

Moving to the Poconos can be a unique challenge if you are not prepared. If you are thinking of moving to the Poconos there are various items that you need to learn about and be aware of when buying a home in the Poconos.

If you need to ask questions like, “What is a Well?” “What is a Septic System?” and “Who Mows The Grass?” then there are many items that you need to learn regarding living in a Rural area like the Poconos. You are going to need to educate yourself. Thank goodness we have the Internet where you have access to oodles and oodles of information easily at your fingertips from your own home.

When moving to the Poconos you need to know that most of our areas are Rural and do not have City (central) Water or Sewer. Your entire property is yours to maintain including the walks, mowing the grass, maintaining the landscaping or you always have the option, if you can afford it, of hiring a professional to maintain the areas for you.

The Well - this is your on lot water supply just for your home, although there are some homes that have a shared well. A well driller has drilled a very deep hole into the ground until they reach a certain level of water pressure. Once the right water pressure is obtained they install piping and a well pump which then pumps the water into your home. You will want to periodically take your water to a lab and have your water tested for bacteria. Learn more about wells and their maintenance on these sites:

The Septic System - your Septic System is referred to as an “Individual On Lot Septic system.” This is where all your waste goes (dishwashing water, washing machine water, toilet water, etc.) This system has certain requirements to run effectively and requires maintenance. For example, it is not recommended to have a garbage disposal in your kitchen or to pour any type of grease down the drain. Every few years you will need to have the “holding tank” of the system emptied by a reputable Septic System Company. Learn more about septic systems and their proper maintenance on these sites:

Mowing The Grass and Maintaining The Landscaping - if you have never run a lawnmower before I strongly recommend you hire someone to do this part of maintaining your new home in the Poconos. Used improperly a lawnmower, hedge trimmer, and weed whacker can be dangerous. Check Angie’s List for reputable Contractors near you.

Moving to the Poconos means Living With Nature - it is not uncommon to see a deer cross your Pocono yard or even several deer. You do not need to be afraid of them but it is important to remember not to feed them. They will eat many of your landscape plants too.

You will probably even see a bear from time to time in these Pocono woods. Again, do not feed them and never go near a Mother Bear with Cubs. She will be very aggressive in protecting her cubs.

Always, always keep your garbage in sealed containers. This will help keep the bears, and skunks, and opossums away from your home. Chipmunks, Birds, and Squirrels are a daily visitor to your home also.

Maintaining the exterior of your home - If the exterior of your Pocono home is made of wood it will need to be stained on a regular basis. Your vinyl siding will need a good power washing from time to time also, especially on the sides that do not get a lot of sunlight.

Keep your gutters and downspouts in working order and free of debris. Make sure your downspouts extend far enough away from the home that they are taking the water away from the exterior of the home.

Plowing the driveway and shoveling the walks will also be one of your responsibilities in maintaining your new home in the Poconos. Again, this is another task that you can also hire someone to maintain for you.

Moving to the Poconos can be the best move you have ever made, you just need to be prepared and informed.
