MARKET TRENDS IN THE POCONOS - 2014 Year End Statistics (Monroe County)

 

Well, the Stats are in and I personally cannot say how disappointed I am in the end result as far as the average sold price and the rate of foreclosures for the year.

 

2014 Average Sold Price for the year - $132,151

2013 Average Sold Price for the year - $136,488

 WE DROPPED 3%

 

2014 Number of Foreclosures sold - 895 or 36% of the total sales for the year

 

At the end of 2013 our average sold price was the same as the average sold price for 2012 - a leveling off, after many years of declining prices - we were ecstatic.  That is what makes it so hard to take this years price decline so hard. We had all greatly hoped that 2014 would be the year that our average sold price would see an increase.

So as we move forward into 2015 we will greatly anticipate a large drop in the foreclosure rate which should help us realize a small price increase in our average sold prices for 2015, we hope.
