Good News! Nine homes sold for the Month at an Average Sale Price of $105,000.

AVERAGE SOLD PRICE FOR AUGUST IN LONG POND:

 

The Average Sold Price for August 2014 was $105k versus $106k for August  2013.

 

The Average sold price for Monroe County for August was $141k.

 

NUMBER OF HOMES SOLD IN LONG POND PA FOR AUGUST:

 

The Number of Homes Sold for August 2014 was 9 versus 5 for August 2013, 6 of them were foreclosures. That’s 66% of the sales for the Month.  Unbelievable! Just unbelievable that the foreclosure rate in Long Pond continues to be this high.

 

The Number of homes sold in Monroe County for August 2014 was 240, UP 22% from last year.

 

YEAR TO DATE STATISTICS IN THE REAL ESTATE MARKET UPDATE FOR LONG POND PA TO AUGUST 2014:

 

The Average Sold Price Year To Date in Long Pond PA for 2014 is $98k compared to $111k for 2013, THATS DOWN 11.74% - NOT GOOD AT ALL.

 

The Number of Homes Sold Year to date in Long Pond PA is 53 versus 49 for 2013.  THATS UP 20%. GOOD NEWS. Maybe all these foreclosures will finally get sold and we can begin selling the Non-foreclosure homes for sale.

 

Other Important Statistics to consider in the Real Estate Market Update in Long Pond PA for August 2014 are:

 

  • Absorption Rate: 19 months compared to 17 for last August - UP is not good
  • Active Listings: 111 compared to 88 for last August - again, UP is not good
  • Pending Listings: 11 compared to 8 for last August - UP is Very Good
  • Average Days on the Market: 94 versus 48 last August - Up is not good here either
  • Sold to List Price Ratio: dropped to 92%, down from 95% last month

You have provided an excellent market report with Long Pond, PA. Certainly don't like the increase in inventory, absorption rate or days on market! However the bright spot appears to be the increase in number of pending listings.
