Jackson Township Pa Real Estate Market Trends for April 2013
In looking at the Jackson Township Real Estate Market we see that the Average Sold Price of homes was $125k, DOWN from $166k for April of 2012. This is NOT good news.
Not all areas of The Poconos saw their prices go down for April of 2012 however, more went down then up and this has been the average for the County also, sadly.
The Number of homes sold in Jackson Township for April of 2013 was 5 which is the same as April of 2012. We see that the year to date number of homes sold in Jackson Township WENT UP to 20 homes for 2013 versus 15 for year to date in 2012.
This trend is following the Monroe County averages, which is a good thing. With increased demand comes an increase in prices and we are all anxiously awaiting that to happen.
Other important Statistics to consider in the Jackson Township PA Real Estate Market Report for April 2013 are:
The Average Days on the Market has dropped to 82 versus 212 for April 2012.
The Sale to List Price Ratio went up to 97% in April, versus 88% for March of 2013.
The Absorption Rate has been on a continual drop since November of 2012 with a high of 20 months and is now down to 17 months.
It is still a Buyer’s Market in Jackson Township. We would need to see the Absorption Rate be around 6 months to have a balanced market.
The Number of Pending homes is currently at 11 which is UP from 7 for April of 2012.
The Number of Active Listings is 98 versus 120 for April of 2012.
