Will my home be on the MLS if I list with you?

 

This is a common question received by us when we are meeting with Sellers looking to sell their home in the Poconos.  Here are the answers to many other common questions as well.

 

1) Will my home be on the MLS?                              

 

Multiple Listing ServiceYes, when you list with us your home will be on the Multiple Listing Service (MLS) of our local Board of Realtors as well as two others.  You will be receiving MAXimum exposure of your home.

 

These MLS systems will then syndicate the listing of your home to hundreds and hundreds of sites across the world wide web and then we have our own sites that we use to “spread the word of your homes detail also.  One of them being social media.  Are you on Facebook and Twitter?                                                 

 

2) Do you post pictures with my homes detail?

 

Yes. As a matter of fact the more pictures the better.  We like our pictures to represent the rooms and areas of your home from various angles and don’t forget the Community.  If you are located within a Community we want to include numerous pictures of their amenities too. Families are looking for activities for their children. We will then use these pictures to create a virtual tour and a video for You Tube. MAXimum exposure for your home

 

3) Will you send me a copy of the detail of my home? I never saw what my last Realtor posted until I went and found it online for myself.

 

Yes we certainly do.  You are the first one to receive the detail of your listing because we like to be sure all the information is correct and that we did not leave anything out.  We want what the consumer sees to be accurate and be sure they are aware of everything your home has to offer.

 

4) How will I know if an offer is received on my home?

 

We are required to present all offers to you within 24 hours so if you are going on vacation or going to be out of the area for any length of time you need to let us know how we can reach you so we can present the offer to you as soon as possible.

 

5) Will you keep in touch with me while I am listed with you or are you one of those “list them and forget them” Realtors.

 

Communication is important and a vital part of our working together.  We keep in touch with you in numerous ways throughout our listing time together.  Not only will you receive communications from us, you will be receiving communications from other entities also.  We send you a monthly newsletter with updates, you will receive feedback of showings of your home, weekly stats are emailed to you from various websites, and any changes to the detail or questions that arise during the listing, we will make you aware of also.

 

Note though, that it is important for you to have a current email address so these communication systems can be forwarded to you. Snail mail is rapidly becoming a thing of the past.

You will be surprised at how many agents do not show the copy of mls listing to sellers.

Bobbie: These are common questions that sellers may have.  Letting them know what they can expect upfront will help alleviate these concerns.

Good morning Bobbie,

It's amazing these simple things which should be a given are often not! How many times do we see few and poorly taken pictures entered into the MLS..rarely is an MLS sheet supplied to the seller..it's something they need to see!

Hi Dorie, I agree. One seller we recently met with was so appalled by her pictures, once she found herself online, she retook her own and emailed them to the agent. - What?!!!! Wow. Thanks for the input.
