The Effort PA 18330 Real Estate Market Report for February 2013 when compared to Feb. 2012.
When we take a look at the Market Report for Effort PA we begin with looking at the Average Prices. The Average List Price and The Average Sale Price.
Sellers and Buyers need to look at Real Estate Market Reports when deciding the sale/offer price of a property that they are interested in.
The Average List Price for February in Effort was $184K which was UP from $167K for Feb. 2012 and the YTD Average List Price was $182k which was UP from the $168k for YTD 2012.
The Average Sale Price for February in Effort was $154k which was UP from $91k for Feb. 2012 and the YTD Average Sale Price was $138k which was UP from the $107k for YTD 2012.
If you have been following my Market Reports for February you know that these stats for Effort are excellent and above the County average for the month when considering the number of foreclosures that were sold during February in the Pocono Real Estate Market, that percent being 39% of total sales.
MORE GOOD NEWS in the Effort PA Real Estate Market Report is:
- The Number of Homes Sold in Effort PA was 5, UP from 3 for Feb 2012.
- The Number of Pending Homes in Effort PA was 13, UP from 7 for Feb 2012.
- The Absorption Rate for Effort PA is 10 months, down from 15 for Feb. 2012.
- However, the Sale to List Price Ratio for Effort PA was 97%, down from 99% for Jan. 2013, but still a good percentage.
