Reviewing the Hamilton Township PA Real Estate Market Summary for January 2013.
Our first review is a look at the Average prices in the Hamilton Township PA Market Summary. The Average List Price and the Average Sold Price.
The Average List Price is approximately the same for 2013 as it was for 2012. Considering that our prices continue to drop, there should be a drop in List price instead of the two remaining approximately the same.
The Average Sold Price showed a significant drop. Again, the rate of foreclosures sold for January of 2013 was over 30% so we are attributing this difference to the number of foreclosures sold for the Month.
Our next review is a look at the Number of Homes Sold in the Hamilton Township PA Market Summary.
The Number of Homes Sold fell by one which is disappointing when compared to the County statistics but with all the pending listings at this time, this number is bound to improve for February 2013.
Next we’ll take a look at the Absorption Rate for the Hamilton Township PA Market Summary and we see that it has dropped considerably, almost 50%. January 2012 showed an Absorption Rate of 14 months and January of 2013 shows an Absorption Rate of 8 months. This is great, especially if you are trying to sell your home in this market.
The current Sale to List Price Ratio in the Hamilton Township Market Summary is approximately 93.6%, almost to where we like to see it, which would be 95% or above.
Market conditions are improving, slow but sure.
