Let's take a look at the Real Estate Market Summary for Saylorsburg, PA 18353 year to date to October 2012.
First we will take a look at the NUMBER OF LISTINGS. The Active, Pended, and Sold listings year to date for Saylorsburg*. As you can see from the chart below the number of Active listings still greatly outweighs the number of pended and sold listings, indicating a strong Buyers Market.
Next we take a look at the AVERAGE PRICE of those Active, Pended, and Sold Listings. Here we see that there has been quite a fluctuation in prices. Sometimes the Average Sold Price is over the Average List Price. This is nice. However on the averages, the Sold price is still well below the List price.
Next we'll take a look at the ABSORPTION RATE for Saylorsburg. When we do we see that their Absorption Rate is a bit better than many of the other areas of Monroe County. Ideally we would like to see this number be between 4-6 months, so we are getting closer.
