Here is The Market Summary for Middle Smithfield Township Year To Date to Sept. 2012
First we take a look at the Number of Listings, the number of Active and the number of Sold listings within the Township for the last year. This look gives us an idea of where our market has been, and where it appears to be going. We can see by comparing the Number of Active Listings to the Number of Sold Listings that we are in a Buyers' Market. A Buyers' Market is where the number of homes for sale greatly out numbers the number of homes being sold.
Then we take a look at the Average List Price of those Active and Sold listings. Again we see, for the most part, that the Sold price is well below the asking price. If you want to sell your home and sell it within a short period of time (less than 3 months) your list price needs to be a lot closer to the average sold price than what we are seeing here. This too, signifies a Buyers' Market.
Then if we take a look at the Absorption Rate (how many months it would take to sell all the homes we have on the market for sale at the current rate of sales) we see it confirms the Buyers' Market, as we like this rate to be around 3-6 months. Thanksfully the rate appears to be going down compared to the beginning of the year to date stats.
Last, we look at the List Price to Sale Price Ratio. This rate we like to see around 97%.
