The Year To Date Market Summary for East Stroudsburg PA 18301 to Sept. 2012
When reviewing the Data we first take a look at the Number of Listings in the East Stroudsburg area. The Active, the pended, and the Sold number of Listings. We can see that the number of Pended and Sold has remained steady throughout the year, however they are greatly under the number of Active Listings. Just the fact that the Pended and Sold listings have been relatively consistent throughout the year, is a hopeful sign for many of us. Hopefully they will improve as the next year progresses.
Then let's take a look at The AVERAGE LISTING PRICE of those Active, and Sold Listings. Here we see that there were a couple of months where the Sold price came close to the asking price, and that is what we hope for. Overall, there is still too great of a difference between the Asking Price of properties and the Sold Price.
Next, we will take a look at THE ABSORPTION RATE for East Stroudsburg homes for sale to see what the current backlog of homes on the Market is. Again, we would like this number to be around 3-6 months.
Lastly, we will take a look at the List Price to Sale Price ratio. Again, we like to see this number close to 100% with 97% being a great rate and as you can see we are still far off from either one of those, another "symptom" of a Buyers Market.
