When we look at the Market Summary for Stroudsburg PA 18360 we first take a look at the NUMBER OF LISTINGS. The Number of Active, Pended, and Sold Listings.  As you can see from the Analogy below the Number of Active Listings is well above the Number of Pended and Sold Listings.  This indicated low demand, A Buyers Market.

Next, look at the LISTING PRICES for those Active and Sold Listings shown above. Again we can see that there seems to be quite a difference between the Asking price and the Sold price, reaffirming we are in a Buyers Market.

Then we'll take a look at THE ABSORPTION RATE to see how many months it would take to sell the Active Listings at the current rate of sales.  We enjoy seeing that this rate is going down when compared to last year. The rate is going down because the number of sales for the year are rising and that fewer homeowners are putting their homes back on the market for sale once they expire for many reasons. (refuse to price their home at market value, cannot afford to sell their home at market value because they owe more than it is worth, not enough equity in their home to be able to afford to sell).

Lastly, we check the SALE TO LIST PRICE RATIO for the homes sold.  This depicts how close/how far away the sold price is from the list price.
