When looking at the MARKET SUMMARY FOR MONROE COUNTY FOR SEPTEMBER 2012 YTD we start with the NUMBER OF LISTINGS. The Number of Active Listings, Pended Listings, and Sold Listings. Notice that the number of Pended listings has been on a gradual incline since January.
Next we'll take a look at the Average Price for those Active, Pended, and Sold Listings.
Next we will look at the Trends of the ABSORPTION RATE (The number of months that it would take to sell all the homes Active on the Market at the current rate of sales).
Lastly, we look at the List Price to Sold Price Ratio. We do like to see this number be around 97%.
