Market Statistics for Homes Sold in the Poconos for September 2012
In taking a look at the Market Statistics for September in Pocono Real Estate we see that 126 homes have Closed for 2012, compared to 163 for September of 2011.
Of the total of Closed homes for September, 25 of them were foreclosures.
GOOD NEWS! This percentage of closed foreclosures is around 20% of the total homes sold for the month whereas the percentage has been lingering around 30% of closed homes thru the year.
The Average Sold price of the Closed homes for September 2012 was $144K compared to September 2011 which was $142K.
GOOD NEWS! The average sale price went up.
This brings our Yearly Statistics for Homes Sold in the Poconos to: # of Sold homes for the year - 1193 UP 4%; Average Sold price for the year $138K DOWN 6%.
THE GOOD NEWS IS that the Average Sold price is remaining steady at -6% through the last several months. Our prices are not continuing to drop and THAT IS VERY GOOD NEWS!
