The Monthly Market Analysis for Sold Homes in the Poconos for the Month of August 2012 is reflected below.
The number of Pocono homes sold for the month was UP BY 10% - Yahoo! bringing our year to date figure to +8%. 167 Sold homes for August 2012 compared to August 2011 which was 151.
The average sold price of those Pocono homes was down 5% however bringing our year to date figure for sold homes in the Poconos to -6%. $139,020 was the average sold price for August 2012 versus $146,621 for August 2011.
THE GOOD NEWS is that there are still 400+ homes PENDING in the MLS for Monroe County. Hopefully this means that the number of closed homes for September is going to be a positive number also.
The average Sold price of $139,020 was for the average size home of 1911 square feet making the average sold price per square foot, $71.37, slightly down from July’s figures ($73.84/sf).
