Let's take a look at the Chestnuthill Township Market Summary for the year to date up to July 31, 2012.
Our first chart will give us an overview in the Chestnuthill Township Market Summary for the total Number of Listings throughout the year for Active, Pended, and Sold Listings. The Statistics clearly show that this Township is still in a Buyers market also, just like the previous townships I have reported on this month however, notice that that their pended and sold listings are in the DOUBLE DIGITS, except for a few months. Chestnuthill Township is one of our more Popular areas.
Our next Chart in the Chestnuthill Township Market Summary shows the Listing Prices of the Active, Pended, and Sold listings year to date. Notice the range between list price versus pended and sold prices is relatively close together, where it should be. The closer your list price is to the average sold price, the faster your home will sell in this Buyers Market.
Our next chart in the Chestnuthill Township Market Summary is for the Absorption Rate of the Township. You will note that it seems to be consistently dropping which in comparison to the Number of Listings (also consistently dropping) means that people are not putting their homes back on the market for sale. We do however, like to see the Absorption Rate drop as long as the Number of Sales is going up as well.
Our final chart for the Chestnuthill Township Market Summary shows the sales price to list price ratio. It seems odd that June dropped the way that it did however July came right back up and that is a good thing.
