As we take a look at the chart we SEE SOME FABULOUS, WONDERFUL NEWS! The Number Of Homes Sold in The Poconos of PA for July 2012 versus July 2011 was UP BY 21% (stats obtained from flexmls 4-3-12). 21%! Can you imagine. A few days ago when I looked at the Stats the number was up by 15%, todays data is even better. Yahoo! I'm glad I waited to share the news with you.
The Average sale price of homes sold In The Poconos of PA for July 2012 was down by 2% however bringing our Year To Date total to down by 7% (-7%) which is where we were at with the 2nd quarter stats.
This means we are "holding our own" price wise, correct? Currently we still have a large number of homes PENDING also so that means we may be seeing some more great news for August. Let us hope so. Our market needs it.
If our sales continue to escalate and our prices hold steady do you know what that means?
Personally I am hoping to finish the year out even, price wise that is and I am hoping the number of homes sold for the year will be a + number.
Of the 153 sold homes for July 38 were foreclosures (approx. 24%). This number is down from our averages too.
The average list price of the 153 homes was $152,472 and the average sold price of the 153 homes was $143,158 making the average sold price per square foot approximately $73.84 per square foot.
The average days on the market for the 153 sold homes was 193 days.
YEAR TO DATE: As of 7/31/12 we are up 6% in the number of homes sold (880 to 826) and down 7% in the average sale price of the sold homes (137,813 to 148,276) when compared to the stats to this date of 2011.
