The Ten Steps you will go through for Buying a New Home In The Poconos of PA; Step Five

1) Get pre-approved.

2) Decide where you want your new home to be.

3) Find a helpful, ethical Realtor

4) CMA on pricing, Determine the fair market value offer you want to make

5) Put your offer (contract) together

6) Acceptance of your offer.

7) Select an inspector

8) Choose a title company

9) Activate your Homeowners insurance

10) The closing process

           STEP FIVE: PUT YOUR OFFER (CONTRACT) TOGETHER.

These are the Items that you will need to present your offer on the home you want to buy in the Poconos of PA:

a) Pre-approval

b) The Agreement of Sale

c) Signed Sellers Property Disclosure Statement

d) Deposit/Escrow check

e) The Buyer Agency Contract with your Realtor

f) Buyers Closing Cost estimate (good faith estimate from your lender too)

Pre-approval - we went over this item in step one. The letter from your lender stating that you qualify for a mortage to purchase this home.

The Agreement of Sale - This is the Contract that details your offer (price, financing, closing date, inspections, and contingencies) of your offer to the seller.  You will go over this Contract in detail with your Realtor as there are many items in its full context that need review and decided upon by you. In Pennsylvania time is of the essence so be sure you leave adequate time for each of the aspects of the Contract to be completed.

Signed Sellers Property Disclosure statement - This is the statement that the seller completed to the best of his knowledge regarding his home and property.  You are required to read this over and sign and date the form acknowledging that you have read and received it.

Deposit/Escrow check - this is your deposit (earnest money) that is put down with your offer. Once your offer is accepted this deposit is placed into the escrow account of the Broker until the date of closing.

Buyer Agency Contract with your Realtor - this task should actually be completed during step three, but alas, I forgot to add it in.  I will go back and edit Step Three however, in the meantime, this form is the relationship Contract between you and your Realtor, signifying that your Realtor works for you, is your Buyers' Agent, otherwise your Realtor works for the seller.

Buyers' Closing Cost estimate - This is an estimate that you and your Realtor will put together estimating all the costs involved in closing on the property (lender fees, transfer taxes, Community transfer fees, reimbursement of taxes and association dues to the sellers, inspection costs, appraisal fees, deed recording fees, title insurance, title company fees, homeowners insurance, and miscellaneous fees).

Once all of the paperwork is completed your Realtor will present your offer to the Sellers' Realtor.  GOOD LUCK!
