The Market Statistics YTD show some good news. The number of homes that have sold for the year are
up by 5% when compared to last year with the number of foreclosures sold being around 27%. The average
sale price of those sold homes is remaining steady, it did not drop again and that is good news too.
The average sale price of the sold homes for the year is down by 7%. (This is the same stat we had for
the 1st quarter). The average cumulative days on the market for the homes that sold was 206 days.
Our Absorption rate is at 19.9 or 20 months whch is lower than it was last year at this time.
For selling your home in the Poconos of PA these statistics show that it is possible to sell, as sales are up by 5%,
if your list price is at market value or ahead of market value, depending upon how quickly you would like to sell.
For buying a home in the Poconos of PA it is still a great time to buy before our prices start to go up and while
