The 10 Steps of Buying A New Home In The Poconos of PA; Step Two

 

 

1) Get pre-approved.

2) Decide where you want your new home to be.

3) Find a helpful, ethical Realtor

4) CMA on pricing, Determine the fair market value offer you want to make

5) Put your offer (contract) together

6) Acceptance of your offer.

7) Select an inspector

8) Choose a title company

9) Activate your Homeowners insurance

10) The closing process.

STEP TWO: DECIDE WHERE YOU WANT YOUR NEW HOME TO BE

This is actually a Critical step that many people do not give enough thought and time to.  Where you are located can make a big difference in how you feel about your new home and how well you adjust to the move.

FOR EXAMPLE: Many people who have moved to the area and thought they found their ideal location ended up hating their new home and area because it became to far away from shopping and other people, especially if you are moving from a populated area, some of our areas can be very remote, take at least 1/2 hour to get to shopping, and the only time you see any people is on the weekends.  We have had numerous sellers in this situation, within a short period of time, and then were unable to sell the home for what they purchased the home for or to sell the home and move quickly.

When buying a new home in the Poconos of PA  DO YOUR RESEARCH. 

**REMEMBER** There are only certain things that your Realtor can advise you on. We have to be very careful that what we say is not classified as steering. Don't ask us which school district is the best - we are not allowed to say. Don't ask us which community is the best one to live in - we are not allowed to say. Not to mention the fact that what is important to you in a school district may not be important to me in a school district. Each persons priorities/criteria is different.

Buying a new home in the PoconosMAKE A LIST of what is important to you in your daily lives, (i.e. proximity to hospitals, shopping, good schools, churches, activities for your children, etc.) and then do your research on that area. 


Spend some time on the Internet exploring the area. Google the address, the hospital, the schools, by Communities within the area, and so on and see if this area is in fact going to meet most of the items on your priority list. Your priority list will determine how you do your research of course.  Everyone's priority list is going to be different.



Let's say for example that you want to be within a specific School District when you buy your new home in the Poconos.  What are the next priorities on your list; within a Community, out of a Community, do you want a Community with amenities, (pool, lake, other activities, etc), gated Community, low dues Community, etc.

Once you have the area narrowed down to where you want your new home to be it is time to move on to STEP THREE: Find a helpful, ethical Realtor to help you the rest of the way in Buying A New Home In The Poconos.

Bobbie: This is often an overlooked step that really is critical for new homeowner happiness.  Knowing what amenities, school district, etc. upfront will weed out areas that might otherwise have been included in the search.
