Explain to me how the Inspection process works and Who pays for it?
The Inspection of the Home is for the benefit of the Buyer so the Buyer pays for the Inspection.
They will choose an Inspection Company of their choice. Keep in mind in Pennsylvania this Inspector must be a licensed Inspector in the state of PA and meet certain criteria.
You will be contacted by your Agent when the Buyers have their date and time scheduled for their inspection to be sure the time works with your schedule also.
Usually the Inspection Company will forward inspection instructions to your Agent who should then forward them to you.
These instructions may include:
1) the lid to the septic tank needs to be exposed (if underground, dug up)
2) for radon testing, all windows and doors will be required to be closed during the days of the test
3) all utilities are required to be on for the inspection.
After the Inspection is complete and all test results have been turned in The Buyer's Agent will provide an RTI (Reply To Inspections) to your Agent who will then request a copy of the Inspection report on your behalf so you can sit down together and go over the report and any special requests for repairs/corrections from the Buyer's.
