POCONO REAL ESTATE MARKET TRENDS FOR SOLD HOMES IN THE POCONOS FOR MAY 2012
The Real Estate Market Trends for May 2012 are shown in the graph above.
The Number of Homes Sold in the Pocono Real Estate Market for May 2012 versus May 2011 were
down by 3% bringing our Year To Date total to +5%. YEAH!
The Average Sold Price of the Homes Sold in the Pocono Real Estate Market for May 2012 versus
May 2011 were up by 4% bringing our year to date total to -7%. At least that is better than last
months figure which was -10%.
Our Current Absorption Rate is 19.59 months. This rate is actually a little below below the norm
as we are usually up to 20 or 21 months by now but since the number of Active Listings is down
by 3% for the year so far, our Absorption rate is a little bit better than usual.
Of the 130 homes Sold for the month of May 2012 in Pocono Real Estate the average list price
was $159,500; the average sold price was $145,800; the average size of the homes was 2097 sf;
making the average sold price per square foot $73.43; and the average days on the market
was 149 days.
