The average days on the market of the homes sold was 241 days and the

     average sold price per finished square foot of the homes was $71.05

 

 

 

Total active listings within Monroe County as of 1/31/12 is 2,160 homes and

 

    total pending homes for the same date was 278.

 

 

 

Our current absorption rate is 16.25 months, our lowest rate since Jan/Feb 2011.

 

Historically, the absorption rate continues to climb in a Buyers Market once we

 

get to the end of February, beginning of March. 

 

 

 

WHAT THIS MEANS to you is that if you are trying to sell your home in today's

 

marketplace, the sooner you get it on the Market for Sale, the better, as the majority

 

of consumers believe the best time to sell their home is late spring/early summer

 

and when this starts to happen your chances of selling become less and less because

 

there is more and more competition.
