In looking at Pocono Market Stats of sold homes for the week of 1-7-12 the market is providing us with additional info that should be stated also, hence Part 2.
Remember my first post with graph depicting the info of homes sold, this is an expansion of same.
The Average list price for these 16 was $148,819 with the average sold price being $135,344. The average size of these sold homes was 1,879 square feet making the average sold priceper square foot $74.75/sq. ft. with an average days on the Market of 169 days.
It is only the first week of the year, normally a relatively slow week of the year, however thesestats closely coincide with the stats for 2011 overall.
The average list price for 2011 was $153,951 with the average sold price being $144,070. And the average size of these homes was 1,899 square feet making the average sold priceper square foot $75.65/sq. ft. with an average days on the market of 195 days.
What does this tell us? This tells us that you NEED TO BE CLOSE TO THE AVERAGES
in this Buyers' Market or the Buyers' are going to "walk on by" your house.
For example, If you have a 1,000 square foot house - Your list price needs to be, on average,$85,000 to $76,000 in our Market. (Average list price for homes sold in 2011 was$81/sq. ft.).
A truly, truly excellent time to BUY A NEW HOME! When have we ever experienced
such savings on homes coupled with the low interest rates being charged on
Mortgages today. A better return on your dollar you will be hard pressed to find
at this time.
