Lakefront Properties for sale in the Poconos - updating

Recently the Love I feel for Lakefront properties has grown quite a bit.  In that growth I find myself doing more and more research on them. Sold data, what makes a good Lakefront property, special aspects of Lakefront property and what is being done to protect the environment around lakefront properties.

Sold data for the last 3 years on Lakefront Properties for sale in the Poconos has been compiled and put into a great blog post (LOL). The main objective of compiling this data on Lakefront properties for sale in the Poconos was to determine whether or not there is a month or a period during the year when Lakefront properties sell better than other times of the year.

 

My conclusion was that the summer months are not necessarily the optimum months for sales of Lakefront properties.  If you look at the totals by month, September has the most closings on lakefront properties. I would have expected April to be the biggest month so that people could be in their new home in time to enjoy it for the summer months.

 

It appears that what happens is that after enjoying their summer vacations on the Lake, they then decide they have to have one,  so they go out and buy a lakefront property, presuming that in the fall they will get a better price on their purchase.  This could be true. I have not done that analysis yet. (surprise, surprise)

 

So, in my quest to obtain this information, I have decided to send it to Lakefront property owners in the Poconos. (That’s the front of the postcard above) It may be of use to them.  It may benefit them if they are looking to sell their Lake home in the Poconos. It may benefit them if they know of someone who is looking to buy a lakefront property.

 

If, by chance, it entices one or two of them to call me for listing their Lake property for sale, that would also be to their advantage.  The more lakefront properties I have available for sale, the more Buyers we receive interest from and the greater their chances are of selling their home in the Poconos.
