Let’s look at the Average Prices for December and for 2012 within Hamilton Township first. The following graph shows the Average List price and the Average Sold price for homes sold within December of 2012 and for the year 2012. Both of these stats are down from 2011, same trend as Monroe County overall when it comes to prices.
Second we will take a look at the Number of Homes sold within Hamilton Township for Dec. & YTD 2012. These numbers we love to see as they are both UP, showing increased demand. We have been waiting for increased demand for several years now. WooHoo!
Another measurement of the Market that we like to follow is the Absorption Rate for Hamilton Township. The Year End 2012 figure shows us 15 months which is down considerably from the Year End 2011 figure which was 22 months. The balanced Absorption Rate would be around 6 months. We are getting CLOSER!
