the last 3 years, 2011 - 2013
When looking at the Real Estate Market Trends in the Poconos for year
after year to get an idea of where our market is going, from where we have
been, we see, as illustrated in the Chart below, that we are an improving market
in the Poconos due to the fact that the number of homes being sold on a
monthly basis has been rising and continues to rise. As of October 2013 the number
of homes being sold on a Monthly basis has exceeded the previous years numbers for
a full year in a row now. That is very good news.
With increased demand comes a real estate market turn around, leading to a
stabilization of sold prices and then to, Finally, an increase in sold prices.
A Key Item to remember is that all Real Estate is Local.
Our local Real Estate Market here in the Poconos is still in a Buyer’s Market.
Many areas of the Country are reporting a strong Seller’s Market and that
not enough homes are on the Market for sale.
When you are in a Buyer’s Market, that is not the case. A Buyer’s Market indicates
that the number of homes for sale exceeds the number of Buyers for those homes.
This is the type of market we are in in The Poconos Real Estate Market. With the
improvements that we have seen in the Poconos Real Estate Market
over the past year however, we are hoping to at least be in
a Balanced Market sometime soon.
