POCONO MARKET STATISTICS FOR FEBRUARY 2012were good for the month, considering the month. Personally I do believe that our unseasonably warm weather is inducing people to start their "spring shopping" for a vacation home in the Poconos earlier than usual.
There are currently 2000+ homes in Monroe County for sale. For the MLS overall we have 3000+ which when you look at the absorption rate for Pocono homes at the end of February, it was 16.3 months. Last year at this time the absorption rate was 16.2 so we are "running even."
Our highest listing periods of the year are now upon us so we need to remember that if the rate of sales of homes in the Poconos stays at the same level they are now our Absorption rate will go up.
The average days on the market for Pocono homes is 172 days.
Our median list price is at $159,000.00
For Pocono homes sold during the month of February the average sale price was $142,084.00. This is down 1% from the average sale price of last year which was $144,962.00
