Benefits of releasing a new listing to the MLS on Fridays right after midnight. Great idea. Just in time for the weekend. How quickly homes sell in her market, not like it is here in our market.
Whenever I have the option, I use a timing strategy for my listings to appear on MLS early Friday morning. I've decided that buyers who will be out during the weekend to look at homes will start searching the Internet for available listings sometime during that same day.
Just past midnight on Friday morning, the listing is released. I'll get up early and post the listing on RealBird, my Point2 web site and Craigslist. By the time the seller is awake, Google is well aware of the listing. Typing in the address brings up close to two pages of links to syndicated web sites. That makes for a happy seller!
I used this strategy with a recent listing. I held an open house the following Sunday (now two days on the market) and had 17 groups come through. By Tuesday we had 3 offers, all from buyers who showed up on Sunday for the open house. Four days on the market and we had a ratified contract.
There is another good reason to release a listing on Friday. The default offer expiration date in our California Purchase Contract is 5:00PM on the third day after the offer is signed by the buyer. So if a buyer were to submit an offer the same day the home comes on the market, you still have enough time for open house exposure providing the buyers agent didn't pinch time off the expiration period.
I don't always have the luxury to time the release of a listing, but when I do, Friday morning is my first choice.
