For THE POCONOS 123 the number of homes sold for the week was 15. Out of this 15, 3 were foreclosures.
Take a look at the chart and notice the difference in the average sale and list price of these properties when you compare them with and without foreclosures.
At one point in the appraisal processs the appraisers have to start taking the foreclosures into consideration when doing their appraisals. I cannot recall exactly what that number is however I hope it is higher than what the sold foreclosures have been running these past few months.
