Please do not buy a piece of property without seeing it first, or at least asking a Realtor to check out the property for you before you buy it as I have done for customers in the past.
Here in the Pocono Mountains of Pennsylvania we have very few central sewer areas. This means that the property you are looking to purchase must support its own septic system. As we have a very high water table (leading to lots of wetlands) and a wide mixture of soils all over the area (leading to poor drainage) there is the possibility that the property cannot support its own septic system and therefore is an unbuildable, unsaleable lot.
Please be certain that any piece of property that you are purchasing has been approved for a septic system and that there are no wetlands on the property.
Numerous customers have contacted me regarding purchasing property off the internet (for very little money - which should be the first sign to run) and now want to turn around and sell the property for a nice profit. They are finding that these properties will not pass the townships required "perc and probe" tests for installing the individual septic system and are ending up paying taxes and association dues for a worthless piece of property.
Please, talk to a Realtor. We do more than just "sell" real estate.
